Planning Around Your Home and Backyard

Make the New Space Fit

For a patio extension, start with the existing roof, door openings and the way you move between the house and yard. We review the structure and plan new supports and roof connections before choosing the visible finishes.

Shade, seating and the cooking area should work together. We also consider lighting, gas and electrical needs, paving levels and how water drains away from the house.

Inside, a kitchen or bathroom remodel starts with the same question: what needs to work better? The layout guides cabinet, fixture and material choices.

Check the Address and Approvals

A Fulshear mailing address does not establish the property's permitting authority. Confirm city limits, any extraterritorial jurisdiction (ETJ) and the agencies responsible for the specific work before construction.

Fulshear Planning Services lists permit requirements for structural and building-system changes, along with exemptions for some finish work. Ask the city which requirements apply to your address and scope.

Fort Bend County issues development permits in unincorporated areas. Depending on the site, an addition, grading or drainage work may need county review. Confirm utility, floodplain or septic requirements when relevant.

If your property has HOA rules or deed restrictions, review them separately. For an addition or guest house, check the proposed use, building placement and utility needs before committing to a design.

A Cedar Patio Built for Gathering

The homeowners wanted to double their patio cover and add space for cooking, relaxing and children's play. We replaced two French doors with an 18-foot-wide RAM sliding door to connect the house and backyard.

The key challenge was blending the extension with the existing roof. We began with structural design, using Parallam perimeter beams and 8×8 cedar columns, then matched the shingles and finished the beams and ceiling in natural cedar. Built-in speakers and recessed lighting completed the cover.

Our masonry team built a natural-stone fireplace with a limestone front, two limestone benches and a gas-starter option. The stone kitchen includes a grill and griddle with dedicated gas supply. Three-centimeter marble pavers step down to the yard, alongside a small turf play area, rose trellis and paving connection to the side driveway.

Questions About Remodeling in Fulshear

Can you enlarge an existing patio cover?

Yes. We first review the existing roof, supports and the space you want to add. Structural design and a careful roof connection help the extension fit the house. The featured project doubled the covered area and finished it with cedar beams and a cedar ceiling.

Can a patio project include a kitchen and fireplace?

Yes. We can plan the cooking area, fireplace and seating as one space. Gas supply, appliance clearances, the chimney and nearby materials need to be reviewed together. The featured kitchen includes a grill and griddle, and its fireplace has a gas-starter option.

Can you replace French doors with a wide sliding door?

We can review the opening, wall structure and door system as part of the project. A wider opening may need structural changes. In the featured project, two French doors were replaced with an 18-foot-wide RAM sliding door.

Who handles permits for a Fulshear address?

The mailing address alone does not settle jurisdiction. We confirm the property location and ask the appropriate authority which approvals apply. Fulshear Planning Services is a starting point for city requirements; Fort Bend County handles development permits in unincorporated areas. Some sites need more than one review.

Do I need HOA approval for exterior changes?

If your property has an HOA or deed restrictions, review those requirements before work begins. A patio cover, exterior door change or detached building may need a separate design submission. The association decides whether a plan meets its rules; a building permit does not replace that review.

Can you also plan an addition or guest house?

Yes. We can review an addition or accessory dwelling unit (ADU), including a guest house or mother-in-law suite. Feasibility depends on the lot, intended use, applicable zoning or deed restrictions, utilities and required approvals. A Fulshear mailing address is not a guarantee that a separate dwelling is allowed.

How do you plan paving and drainage?

We review how the new patio meets the house, where steps are needed and how water moves through the yard. Paver selection, surface slope and connections to existing walks are planned together. Drainage or grading changes may require additional review, depending on the property.

What should I have ready for the first conversation?

Bring your address, a few photos, your main goals and any HOA guidelines you have. A rough budget and preferred timing also help. We can then discuss the design, material selections and next steps; the schedule depends on the scope, approvals and material availability.
