Confirm Permits and Approvals

A Missouri City mailing address does not always mean a property is inside city limits. We confirm the location and the agencies responsible for the proposed work before construction.

Within Missouri City, new homes, additions and many remodels require permits and inspections. Depending on the work, this may include building, electrical, plumbing and heating and cooling permits, along with energy-code review.

For properties outside city limits, Fort Bend County or Harris County requirements may apply. Drainage, floodplain, septic and utility approvals may also need review.

HOA approval is a separate step. We review the design rules and prepare a package for you to submit. If your HOA needs renderings, we discuss the design options with you first.

A Separate Home for Family

This 1,000-square-foot mother-in-law home includes a kitchen and living area, a primary suite, laundry, a guest bathroom and a covered front porch.

After an earlier HOA rejection, we revised the design and prepared the approved submission. We then coordinated city permits, inspections, three feet of soil replacement and utility connections, including a separate electric meter with lines running about 180 feet.

The 11-month build used zero-VOC paint, floating floors installed without glue, wood cabinets and granite counters.

Can you help if my HOA did not approve an earlier plan?

Yes. We can review the feedback and design rules, then help update the plans and prepare a new submission package. The HOA makes the final approval decision.

Do additions and remodels need permits?

New homes, additions and many remodels require permits. The requirements depend on the property’s location and the work involved. We confirm the required approvals and coordinate permits and inspections for the agreed scope.

Can a guest home use my existing utilities?

That depends on the existing systems and the needs of the new home. We review electric service, gas, water and sewer connections. A property with a well or septic system may need further review and approval.

Can a kitchen remodel include an open layout?

Yes. We plan the room layout, cabinets and finishes together. Removing or changing walls may require an engineering review.

Can you help me choose materials?

Yes. Our design service helps you choose materials before construction pricing is finalized. We can also discuss preferences such as zero-VOC paint, flooring installed without glue and wood cabinets.

How long will my project take?

Timing depends on the design, approvals, site conditions, material delivery and scope of work. We discuss the schedule as the plan develops. The guest home featured on this page took 11 months to build.

Do I need to choose materials before getting a quote?

Material selections help us prepare a more complete price. If you want an initial quote before making all your choices, we can use allowances based on your budget and preferences.
